About ARK Homes for Rent
ARK Homes for Rent owns and operates build-to-rent (BTR) communities and scattered-site single-family rental (SFR) portfolios across Sun Belt markets. The portfolio is held through multiple investment entities with institutional capital partners and a range of lenders. ARK’s Asset Management group is the platform’s command center.
The role
The Asset Manager is the first seat in the group that owns assets. You will run a defined set of BTR communities and SFR pools end to end: business plan, budget, pricing, lease-up or stabilization, capex, lender deliverables, and property-manager performance. You will answer for their NOI against plan.
Key responsibilities
Asset ownership
- Own business plans for an assigned sub-portfolio.
- Lead the monthly asset review for your assets: NOI versus budget, leasing, renewals, delinquency, opex, capex, and covenants. Bring decisions, not just data.
Revenue and leasing
- Set market rents, renewal offers, and concession campaigns within ARK’s pricing authority.
- Prepare concession approval requests with occupancy, available-home mix, and competitor concessions.
- Manage lease-ups to underwritten absorption and net effective rent.
- Stage lease expirations to fit leasing season and disposition plans, and make sure homes flagged for sale are not renewed.
Property management oversight
- Run weekly accountability calls with on-site teams and third-party property managers.
- Track the PM scorecard: occupancy, days vacant, make-ready time, collections, work orders, and resident satisfaction.
- Enforce delegated-authority limits and escalate exceptions.
- Visit assets regularly to inspect homes, amenities, and turn quality.
Budget, capex, and reserves
- Build and defend annual budgets and reforecasts for your assets, and approve spending within budget.
- Track capex and reserve draws separately from the operating budget.
- Drive property-tax appeals and insurance reviews with the relevant teams, and reflect the outcomes in forecasts.
Debt, reporting, and dispositions
- Monitor covenants on assigned loans monthly, and flag thinning cushions early.
- Draft asset-level LP updates and portfolio-review materials.
- Execute dispositions for your assets: BPOs, broker coordination, renewal pullbacks, listing strategy, and post-sale comparison to underwriting and BPO.
Other responsibilities
- Support acquisitions and IC with underwriting reviews, diligence, and onboarding new assets into asset management.
- Lead or support special projects, such as property manager transitions, system rollouts, and reporting upgrades.
- Answer ad hoc requests from leadership, LPs, and lenders with accurate, sourced analysis on short timelines.
- Partner with Finance, Capital Markets, Operations, and Legal on cross-functional initiatives.
- Improve the group’s processes, templates, and controls, including AI-assisted workflows.
- Other duties as assigned.
Qualifications
Required
- Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field.
- 4–6 years in real estate, including 1–2 years in asset management, portfolio management, or operations with P&L accountability.
- SFR, BTR, or multifamily experience.
- Advanced Excel modeling: budgets, reforecasts, DCF and IRR, and covenant math.
- Hands-on knowledge of how leasing, renewals, turns, delinquency, and R&M flow through to NOI.
- A record of directing property managers or on-site teams to results.
- Working knowledge of loan documents and investor reporting.
Preferred
- Lease-up experience on new-construction BTR or multifamily communities.
- Experience overseeing third-party property managers.
- Yardi, Power BI, and revenue management tools.
