Overview
We are seeking an experienced Senior Property Manager to oversee the day-to-day operations of a portfolio of approximately 15 commercial retail and office properties. This role requires a strong understanding of commercial real estate operations, financial performance, lease administration, and tenant relations.
The ideal candidate is highly organized, detail oriented, proactive, and comfortable working in a fast paced, deadline driven environment. This position requires availability outside of standard business hours to address operational matters and emergencies as needed.
Key Responsibilities
Oversee full operational management of multiple commercial retail and office properties
Serve as the primary point of contact for tenants, vendors, ownership, partners, and lenders
Oversee collection of rent and NNN charges and monitor delinquencies
Prepare and review CAM and operating expense reconciliations
Manage income, expenses, and monthly financial performance review
Prepare ownership, partner, and lender reporting packages
Assist with annual budgets and forecast preparation
Coordinate with accounting on preparation of annual tax returns
Support capital calls and partnership distributions
Review lease language and coordinate with attorneys on leases, amendments, notices, and evictions
Show available spaces to prospective tenants and support leasing efforts
Conduct regular property inspections and maintain strong tenant relationships
Manage tenant requests and service issues in a timely and professional manner
Oversee building repairs and maintenance operations
Maintain working knowledge of building systems and overall property functionality
Coordinate vendors for repairs, maintenance, and capital improvements
Monitor and manage property insurance requirements and property tax matters
Ensure compliance with lease terms, real estate regulations, and company policies
Review property insurance policies, insurance requirements, and Tenant Certificates of Insurance (COIs) to ensure compliance with lease and property requirements.
Systems and Technical Requirements
Experience with MRI and Yardi required
Strong understanding of commercial lease language and NNN structures
Experience with financial reporting, reconciliations, and budget management
Strong Excel and QuickBooks skills including financial analysis and reporting
Qualifications
Minimum 5 to 7 years of commercial retail and office property management experience
Proven experience managing multiple properties simultaneously
Strong knowledge of real estate law and lease interpretation
Experience working directly with ownership, partners, and lenders
Excellent organizational and communication skills
Ability to respond effectively to emergencies and operate independently
Detail oriented with strong financial and operational judgment
Education
Bachelor’s degree in Business, Real Estate, Finance, or related field preferred.
