Position Overview
ACX is looking to fill a full-time Senior Associate – Asset Management role in our Stamford, CT office. This position will perform financial analysis and support the day-to-day execution of business plans for an assigned portfolio of grocery-anchored and necessity retail properties, build and maintain cash flow models, lead budgeting and reporting processes, evaluate lease economics and capital projects, and develop recommendations that support asset-level performance and investment decisions.
The Senior Associate – Asset Management will report to the Regional Head of Asset Management responsible for the relevant assets and work closely with Leasing, Property Management, Development, Construction, Accounting, Investor Relations, the Chief Investment Officer, and external partners as needed.
Essential Functions
- Manage the day-to-day financial analysis and business plan execution for designated shopping center assets. Identify performance issues, develop recommendations, and identify risks, opportunities, and develop recommendations for senior management
- Build and maintain ARGUS and Excel cash flow models supporting valuation, annual budgeting, forecasting, lease analysis, and asset-level strategy
- Lead the preparation of annual operating budgets, quarterly reporting, variance analysis, and projected cash flows; explain material variances against budget, prior periods, and investment underwriting
- Evaluate lease economics, letters of intent, renewal and backfill proposals, redevelopment scenarios, and capital projects to inform leasing and asset-management recommendations
- Analyze property-level operating performance, including NOI, occupancy, tenant activity, collections, expenses, and capital spending; coordinate with Leasing, Property Management, and Accounting to track execution
- Support property refinancings through underwriting, financing comparisons, lender coordination, diligence, and preparation of supporting analyses
- Maintain and update the Company’s IRR performance tracker. Ensure accurate and timely reporting of property-level and portfolio-level returns, track performance against underwriting assumptions, and support analysis of variances and key performance drivers
- Prepare investment analyses, valuation models, asset reviews, and reporting materials for senior leadership, ownership, and institutional joint-venture partners
- Support acquisition and redevelopment due diligence by reviewing leases, operating expenses, underwriting assumptions, capital needs, and other property-level information
- Coordinate execution of approved business plans and capital initiatives with Leasing, Property Management, Development, Construction, Accounting, and external partners; track deliverables and escalate issues
- Evaluate disposition, hold/sell, refinancings, and recapitalization analyses, including valuation, sale-process materials, due diligence, and closing coordination. Prepare recommendations for senior management and manage associated workstreams, including lender or broker coordination, due diligence, supporting materials, and closing
- Maintain working knowledge of relevant lease provisions, loan and partnership agreements, and property-level obligations that affect asset strategy and execution
- Travel to the properties and regional offices as needed (10% to 15% of your time) to effectively manage performance execution
Requirements
- 4–7 years of commercial real estate, asset management, acquisitions, or related experience; retail experience preferred
- Advanced Excel and strong ARGUS skills, with the ability to build and interpret financial models and investment analyses
- Strong understanding of leases, property-level financial statements, budgets, and real estate investment returns
- Ability to manage work independently, develop sound recommendations, and communicate clearly with internal and external stakeholders
- Strong communication and interpersonal skills
- Ability to thrive in a fast-paced environment working on multiple projects simultaneously
Compensation and Benefits
- Annual Salary Range: $115,000 – $125,000, commensurate with experience
