Job Summary
The Newmark Capital Markets Infrastructure Investment Banking team is looking to bring on a Vice President/Director to join the New York office, with a focus on debt advisory. The group is comprised of a highly experienced team of investment banking professionals across power, energy transition, data centers, and real estate capital markets. The VP/Director will join the Infrastructure Investment Banking group and will , which executes transactions across the capital structure and supports clients across infrastructure verticals, including data centers, power, energy transition, energy infrastructure, and real estate, within the Newmark Capital Markets platform. The group has a very active current transaction volume and a robust pipeline of large-scale financings including construction and permanent debt placements, holdco/opco and project-level financings, rated note offerings and private placements, mezzanine debt and preferred equity, tax equity structuring, portfolio recapitalizations, and asset-backed and securitized financings.
The Infrastructure Investment Banking team is focused on a wide range of transactions — including IPOs, large-scale M&A, asset sales, capital raises, and debt/credit transactions — for both public and private real estate, data centers, power, energy transition and infrastructure clients, with financings and capital solutions across the capital structure, including a fast-growing data center and digital infrastructure practice spanning hyperscale and colocation campuses, powered land, and construction-to-permanent facility structuring, alongside project finance for power generation and energy transition assets.
The position will be based in-office and works in a high-energy and fast-paced environment.
Primary Responsibilities
• Own execution of live transaction mandates — including M&A, capital raises, asset sales, IPOs, and debt/credit financings — across infrastructure, data center, and real estate clients, from pitch through closing, including underwriting, marketing strategy, counterparty and investor outreach, negotiation, and diligence, with accountability for deal outcomes and timelines, working closely with the analyst pool on pitch materials and offering memoranda.
• Serve as the day-to-day point of contact for institutional clients across infrastructure, data center, and real estate mandates, leading transaction update calls, managing counterparty/lender/investor dialogue, and advising on pricing, positioning, and execution strategy.
• Originate new business alongside senior producers, developing pitch angles across M&A, capital raises, asset sales, IPOs, and debt financing, business development presentations, and tailored client analyses to convert relationships into mandates across infrastructure, data center, and real estate verticals.
• Direct and review the work of associates and analysts on pitch materials, offering memoranda, and transaction materials, ensuring analytical rigor and quality control before client delivery.
• Oversee complex financial modeling of property-level, project-level, and enterprise-level cash flows, valuations, and capital structures, including debt sizing and sculpting, credit metrics (DSCR, LTV, LTC, leverage ratios), returns analysis, amortization schedules and cash flow waterfalls, and sensitivity/scenario analyses.
• Execute infrastructure, data center, and real estate mandates spanning M&A, asset sales, capital raises, IPOs, and construction/permanent debt financing for hyperscale and colocation campuses, powered land and development sites, stabilized single- and multi-tenant assets, and platform-level transactions, recapitalizations, and rated/securitized financings.
• Maintain coverage of the infrastructure, data center, and real estate capital markets landscape and broader market intelligence, hyperscaler/AI-driven demand, digital infrastructure funds, REITs, banks, insurance companies, private equity and private credit funds, agency and institutional lenders/investors, power constraints, valuation and pricing trends, and comparable transactions, preparing periodic updates for clients and internal stakeholders.
• Advise on strategic transaction structures including M&A, asset sales, capital raises, IPOs, construction-to-permanent facilities, mezzanine debt and preferred equity, holdco/opco financings, recapitalizations, restructurings, and portfolio-level facilities.
• Review, negotiate, and interpret key transaction documents (LOIs/term sheets, purchase agreements, credit agreements, loan documents, intercreditor agreements) and manage the diligence process end to end, coordinating with legal counsel, clients, counterparties, lenders/investors, rating agencies, and diligence providers.
• Build and strengthen relationships with investors, lenders, and industry participants across infrastructure, data centers, and real estate through active participation in meetings, events, and industry trade organizations, while leading weekly pipeline meetings on deal flow, transaction status, and market conditions.
Experience Required
• 4 to 8 years of finance and/or commercial real estate capital markets experience in an analytically rigorous environment, with debt/credit experience strongly preferred (e.g., debt capital markets, credit structuring, leveraged finance, project finance debt, or commercial real estate/infrastructure lending). Real estate investment banking, real estate debt/credit, or commercial real estate advisory/investment experience is preferred.
• Experience closing debt or credit transactions across a broad range of asset classes and financing structures (e.g., construction loans, permanent/agency financing, mezzanine debt, rated note offerings)
• Self-motivated, team oriented, and strong time management skills to prioritize tight deadlines.
• Strong research and writing skills with ability to communicate effectively.
Education
Bachelor’s Degree in Real Estate, Finance, Accounting, Economics or related discipline or an equivalent combination of education and experience.
Computer Skills
Advanced proficiency in Outlook, Excel, Word and PowerPoint. Familiarity with industry tools, data sources other market research platforms is preferred.
