Monday Properties is currently seeking a Director to lead the Acquisitions and Capital Transactions effort out of its Arlington, VA office. The primary responsibility of the position is the acquisition of office properties in the greater Washington, DC market, with the expectation that the Director’s geographic coverage will broaden over time as the firm’s investment footprint grows. The position reports to the Chief Investment Officer and will require close interaction and collaboration with the investment, asset management, accounting, leasing, and property management professionals of the company, as well as with the New York and Virginia teams.
Sourcing is central to this role. The Director is expected to originate opportunities across the full range of entry points available in today’s office market: direct acquisitions from owners and investment sales channels; purchases of performing and non-performing notes; relationships with lenders, special servicers and workout groups carrying office exposure; and co-GP, recapitalization and rescue capital structures with sponsors whose existing capitalizations are under stress. The position also carries responsibility for sourcing and maintaining relationships with capital providers — LP equity, co-GP partners, debt funds, banks and private lenders — and for helping raise and structure the capital required to execute the transactions the Director originates.
The Director will be expected to take a hands-on leadership role throughout the investment process, including evaluating opportunities, leading underwriting and due diligence, developing transaction structures, coordinating internal and external resources, negotiating key business terms, and working with the CIO and senior leadership to secure the equity and debt capital required to execute transactions. As the firm continues to expand its investment platform, the Director will also help identify new markets, investment strategies, and sources of capital, contributing to the continued growth and evolution of Monday Properties’ acquisition and investment platform.
The primary responsibilities of the position are:
- Own the sourcing effort for office acquisitions in the greater Washington, DC market, building and maintaining a proprietary pipeline of on- and off-market opportunities, and extending coverage into additional markets as the firm’s strategy evolves.
- Develop and manage relationships with investment sales professionals, property owners, bankers, mortgage brokers, real estate funds, developers and other local market participants to fill the pipeline with new deal inventory.
- Source note purchase opportunities through direct relationships with banks, debt funds, CMBS special servicers, workout and REO groups, and loan sale advisors, covering both performing and distressed office loans.
- Source and cultivate relationships with capital providers, including LP equity investors, co-GP partners, family offices, debt funds, banks and private lenders, and match the right capital to specific transactions.
- Support the firm’s broader capital raising efforts, including tailoring investor presentations and materials to the company’s investment strategies and opportunities.
- Direct market research, deal and pipeline tracking, inventory mapping and submarket intelligence to bolster acquisition efforts.
- Lead acquisitions underwriting and due diligence and work with the Vice President of Acquisitions and CIO on structuring joint ventures and financings.
- Manage creation of financial models, running sensitivity analyses and formulating optimal capital structures, including basis analysis and loan-level workout and enforcement scenarios on note purchases.
- Coordinate and assist in the negotiation and editing of LOI’s, PSAs, loan sale agreements and related transaction documents with inside and outside counsel.
- Manage due diligence efforts including maintaining checklists, directing third-parties to complete necessary reports, studying and analyzing all diligence materials in coordination with inside counsel.
- Prepare investment materials for internal and external audiences, including Investment Committee memoranda, investment presentations, pitch books, transaction summaries, and other materials to communicate investment opportunities.
- Collaborate in the negotiation of business terms of Operating Agreements with cosponsors, general partners, and limited partners.
- Collaborate in the negotiation of business terms for Loan Agreements with banks, debt funds, and private lenders.
- Manage responsibilities among the deal team, including analysts, development associates, counsel, asset management, accounting and property management team members.
- Collaborate with asset and property management teams to confirm underwriting assumptions and transition asset at closing.
- Maintain comprehensive transaction and relationship records in the firms CRM system (Juniper Square), including contacts, deal activity, sourcing efforts, and relationship history.
- Oversee, mentor, and develop Associates and Analysis, providing guidance on sourcing, underwriting, modeling, transaction execution, and professional development.
Skills and Requirements:
- Bachelor’s degree and 5+ years professional experience in commercial real estate
- Experience focused on the office sector with knowledge of submarkets.
- Superior analytical skills, attention to detail and overall interest in commercial real estate ownership and investment.
- Expertise with Excel and Argus.
- Superior oral and written communication skills.
- Self motivated with the ability to work in high-paced, dynamic and collaborative environment.
