Opportunity and Position Summary:
Stockbridge is seeking an Asset Management Associate to join our Atlanta team. This is an opportunity for a motivated professional to work directly alongside experienced Asset Managers and gain broad exposure to the full lifecycle of property ownership. This role covers two of the fastest-growing markets in the country, Nashville and Raleigh/Durham, with a strong-performing portfolio of properties spanning office, mixed-use, residential, industrial, retail, and ground-up development. The Associate will play an important role in evaluating performance, developing and executing asset strategies, analyzing new opportunities, and supporting decisions that drive value across a diverse portfolio. The position combines rigorous financial analysis with strategic thinking, relationship management, and hands-on execution.
This is a highly collaborative role with meaningful exposure to senior leadership, Investment Committee, joint-venture partners, property managers, leasing professionals, lenders, brokers, attorneys, and other key stakeholders. The successful candidate will progressively take ownership of assignments and transactions while developing the judgment and skills needed to become a well-rounded Real Estate professional.
The role requires strong quantitative and qualitative capabilities, intellectual curiosity, sound judgment, excellent communication skills, and a genuine desire to learn, contribute, and grow.
Primary Duties and Responsibilities:
- Build and review sophisticated financial models for property valuations, dispositions, recapitalizations, lease analyses, joint-venture waterfalls, complex deal structures, and portfolio-level analysis.
- Monitor asset and portfolio performance against business plans and investment objectives, identifying trends, opportunities, and areas requiring attention.
- Assist in the preparation, review, and execution of annual property budgets, business plans, and asset strategies.
- Synthesize property, market, and financial data into clear conclusions and actionable recommendations.
- Conduct due diligence on potential acquisitions, including expense analysis, underwriting review, and evaluation of key investment considerations.
- Work with Asset Managers to develop and execute asset strategies designed to maximize value and achieve portfolio objectives.
- Provide oversight of third-party property managers, leasing brokers, joint-venture partners, and other service providers while developing strong, productive relationships.
- Work alongside Asset Managers and owner’s construction representatives in overseeing ground-up development, redevelopment, and capital projects.
- Provide support throughout disposition and refinance transactions and communicate status updates.
- Attend weekly Investment Committee meetings, preparing supporting materials for senior management as needed and contributing analysis and recommendations on active transactions and asset strategies.
- Develop the ability to review work produced by Analysts, provide direction, and serve as a mentor as appropriate.
- Take increasing ownership of assignments and manage projects with limited supervision.
- Conduct property visits and market tours with Asset Managers, developing firsthand market knowledge and property-level insight to support underwriting, asset strategy, and investment recommendations.
Skills and Competencies:
- Bachelor’s degree from an accredited institution; preferred fields include real estate, finance, business, accounting, economics, or a related discipline. 5+ years of relevant real estate or finance experience, preferably including asset management, acquisitions, dispositions, valuation, portfolio analysis, cash flow forecasting, or debt.
- Strong understanding of the fundamentals of the real estate investment business.
- Advanced proficiency in Argus and Excel, with demonstrated financial modeling experience including complex deal structures, portfolios, and/or waterfalls; familiarity with leasing and portfolio management platforms (e.g., VTS, Yardi, CoStar) is preferred.
- Strong analytical and research skills with the ability to evaluate information, identify key risks, and reach sound conclusions.
- Strong written and verbal communication skills, including the ability to create polished presentations and effectively communicate analysis and recommendations.
- Robust organizational skills and attention to detail, with the ability to manage multiple projects, transactions, and competing priorities simultaneously.
- Intellectually curious, self-motivated, proactive, and willing to take initiative rather than wait to be directed.

Stockbridge is a real estate investment management firm led by senior professionals averaging 25 years of real estate industry experience. The firm was founded in 2003 and manages real estate equity investments across the risk spectrum within a variety of investment structures on behalf of U.S. and foreign institutional investors, family offices and high net worth individuals. Stockbridge has approximately $27.4 billion of assets under management spanning all major real estate property types, and certain specialty property types with an emphasis on residential and industrial space throughout the U.S. The firm has offices in San Francisco, Atlanta, Chicago, Dallas, Denver, and Phoenix. This role requires a minimum of four days in the office.

Compensation:
Competitive.Stockbridge’s base pay scale depends on geographic location, business line, years of experience, and other qualifications of the successful candidate. A discretionary annual bonus is also included in addition to base pay. Benefits include medical, dental, vision, life and STD & LTD insurance.
