The Role
As a Commercial Real Estate Agent with Triple Net Companies, you represent investors buying net lease (NNN) properties, most of them 1031 exchange buyers working against a 45-day identification deadline. We generate every lead. You own the front end of each deal, from first conversation to signed Letter of Intent, and our due diligence team carries it through closing.
This is a remote, part-time, commission-only independent contractor role. You set your own schedule, and you’re supported by our proprietary NNN Deal Evaluator software on every property you present.
Responsibilities
- Respond to new buyer leads as they come in
- Learn each buyer’s goals, budget, exchange timeline, and risk tolerance through a real conversation, not a pitch
- Find and present net lease properties that fit the buyer’s criteria
- Use the NNN Deal Evaluator to review each property’s tenant, guarantor, sector, pricing, and offering memorandum before presenting it
- Help buyers structure a sound offer and guide them to a signed LOI
- Hand off each signed deal to our due diligence team with complete notes – we’ll take it from there
- Log every call, email, and next step in our CRM (PipeDrive) so nothing falls through the cracks
- Keep each buyer’s interests first at every step
Requirements
- An active real estate license, and willingness to place it with Triple Net Companies. We work nationally through our affiliate offices.
- Comfortable working as a commission-only independent contractor, with the financial footing to support it
- Fast, reliable follow-through without needing to be reminded
- Clear, professional written communication
- Self-direction. No one will manage your day, and you won’t need them to.
- Commitment to a long-term relationship with the firm
Preferred
- Commercial real estate experience
- Familiarity with NNN properties and 1031 exchanges (we’ll teach the rest to the right person)
- Comfort with cap rates, lease terms, and tenant credit analysis
- Experience with a CRM such as Pipedrive
